I'm sorry, Laurie. I'm sort of angry with your insurance carrier, too. I don't appreciate it when the companies hold something like this against us when the subject is moot!! That is just plain wrong. AND there was an indexing issue. (I have a strong disclaimer on my forms which say we're not responsible for indices maintained by others. I also have a disclaimer -- extremely important in Michigan -- that says (in a more formal manner): we get verbal info here in Michigan and you have to check on the taxes yourself just before closing because we have no way to prove the treasurer was looking at the right or wrong line of print-out when we asked them!
I also believe, Laurie, that it's because we DO get so many "false" claims every year that I don't get excited anymore. Lord, the first time I got a "missed mortgage" call I almost had a stroke. I mean it. I lost SLEEP. I lost a lot of sleep. But then as we did more and more work and 99 times out of 100 the "missed mortgage" was just plain WRONG info on the part of the client, I began to calm down and take it a step at a time.
My advice to everyone is DON'T PANIC. Try to resolve the issue before your insurance company is ever contacted.
