I get this as well but usually I will say something like... if we take it back a full 30 it will be $$ but if we can come from the in-family current owner it would be $. 

That way they can decide what they can live with.   Fortunately I do have a few customers that put on their order form...if this going into a full search...fee is approved... I like that!
