Interesting question. I do not see this affecting our searching must at all. We will still search by name, as always (though I do not see Ohio allowing it anytime soon). I do believe that gay marriage would simplify title issues. Currently, in Ohio, gay couples must find creative ways around the fact that they are not allowed to marry. They want to be treated as married couple would be under the law, so they are forced to utilize complex legal stratgies to get the same outcome without the recognition of a legal union. That can involve trusts, powers of attorney, creative uses of life estates, etc. All that paperwork, and it still doesn't quite get them there.
If they could just be recognized as a married couple, they wouldn't have to do all of that, thus simplifying the title.
