20 years ago there were new title companies that operated on the assumption that everyone else was doing their job correctly so these new incompetent companies could just do a half ass job and make more money on the work of others. It might have been a good business plan back then but anyone who relies on others doing their jobs correctly in the title business today is an idiot. We probably have many searchers today who could not even do the job properly if they knew how but many don't have a clue.
Someday consumers will understand what it going on and demand that their searches be done by competent careful searchers. But perhaps I'm dreaming.
I have been doing work for Old Republic for many years and have always found them to require searches be done properly and in many cases are more careful than many others, i.e. 2 owner searches for refinances. Maybe they have different standards in different states? I don't know.
