I've got 2 of these on hold right now. On one, the deed was recorded with the legal description that actually goes to a house two doors down. Then all the many mortgages and re-fi's were all recorded with the same incorrect description. This was over a 10 year span, how could nobody catch that the legals were all incorrect? And the lender is not happy because the "owner" is in default. On the other one, the property has been conveyed two times since the initial incorrect description! So three deeds have been recorded with the incorrect description (the mortgages too) and nobody feels the need to correct them. It's just craziness. Last week I had 3 orders that all had incorrect descriptions that never got corrected. . The county assessor has even tried to contact some of these owners to correct the descriptions, but the owners never respond. I cant even tell you how many documents I come across every day, recorded between 2000 and 2005 that have incorrect addresses, incorrect mortgage references, incorrect release info, etc. It feels like I spend more time writing up notes to explain these crazy documents than time I actually spent searching the title.
