Jay,  How unfair of you.  If it was truly a CO search, and the current owner deed was WAY back then, you should have honored the price.  I guess with a CO you sometimes win some with a very recent transfer, and sometimes you lose some because the current owner has hung on for such a long time.  I feel it was truly a current owner search, and as such that fee should be what your CO fee is.   We seem to complain when someone else tries to change the rules on us, but we also need to realize that what was ordered and priced was what we found.
