John, this is SO true as to credentials in NJ.  The "big box" companies in NJ are spitting out HORRIBLE searches.  I find so many errors in the searcher's cover sheet that I just stopped looking at them except for the County Board date.

I honestly worry for my clients about the quality of their searches, even on current owner refi's. 

WORSE are the "searches" who have never stepped into a court house and do ALL their searching online.  You wonder if they even know how to do the cross-index searches, etc.

You'd think by now the title agencies would realize that a search is not a search is not a search.  If you are willing to stake your E&O on someone elses' search capabilities, then you'd better KNOW that QUALITY searches are your life-blood
