In New Jersey, spouses have marital interests in the property the minute they live together in the property. So while the husband was the borrower, the wife needs to sign the Mortgage and the RESPA documents of Truth-In-Lending and Three-Day Right of Rescission. Some lenders will have them both sign the same sheet of paper while others will give them each their own documents.

As for the HUD, a signature line isn't even part of the Federal form. It is added as an industry practice. The location of that signature is usually the choice of the software vendor, or indeed some forms of software allow the title company to choose where to put it. i.e. on the first page or on a separate page.  I kind of like it on the separate page because if the lender makes you make a minor change, say on page three where there is a comparison with the GFE and the HUD, you don't need to send your closer back out to get another signature.  You just mail them the final version for their records.  If you think a four page HUD is long, wait until they combine it with the Truth-In-Lending form to make it a 6 page document.
