No one should have low pricing and flat fees.  Since so much has been taken away from abstractors even a document retrieval should be high.  Before you would go to one courthouse with a stack of orders where now it could be just one because that is the only one you get.  Should be high....charge all your travel time, mileage, time at courthouse etc.  In a rural county that could be several hundred dollars for 1 order.  Have I charged hundreds for 1 order in a rural county ..... you bet!
