We actually contacted a Flat Fee company, not sure if India or not, because we wanted to see what kind of product they are providing for $75.00 full searches and $25.00 Current Owner Searches. The term "you get what you pay for" is an understatement. We had them search several properties, which we then searched ourselves. Each one had MAJOR issues, one wasn't even the property ordered, one had an assignment but no mortgage reported, missing ROW's, Misc., etc., etc., etc.

What is disturbing is that our costs continue to go up across the board; health insurance, E&O Insurance, taxes, you name it, and we are supposed to be able to compete with this. I guarantee you that settlement companies are not passing the discount on to their clients with the cut rate prices they are getting.

The consumers are the ones that will suffer when a major title problem comes up and while yes, they may be insured, it will not prevent them from a delayed settlement, court cases, etc. 

Clients you perform miracles for with rushes, answers, accurate work and knowledge will drop you in a hot secornd if they can save a couple bucks.  Then, when the Cut Rate searcher can't do a difficult search, or get it done in time for them, you are good enough. Well, we now tell them to contact the searcher you dropped us for and then wish them the best of luck. We are not going to be a back-up for incompetence or a rush. Remommend you don't either. Let them deal with it.
