Hello Mallory,

An effective date for the county is an effective date, period.  This date can't be altered for it verifies that the records are recorded through that particular date.  If this date is altered, then the search is no good!  If there were a document that was filed in that gap period that this company states the search is effective through, there could be some big issues and claims.  This is a very risky practice and makes no sense to me why a company would put themselves at risk.
