There was no mention of title insurance on the invoice. The only entry for title was for the title examination itself (& presumably certification to the bank). Back, when I started, in the mid-70's my boss could basically charge anything he wanted to for a closing - there wasn't much actual competition possibly since everything was very time consuming. We filled out Respa's by hand or on the typewriter (an IBM Selectric was the acme of modern technology). Everything changes though. I also found a letter from when my parents moved back to Massachusetts, dated 1980, with their attorney INFORMING the bank that they would be buying the Jones' house & taking over the Jones' mortgage payments (who were in foreclosure) starting 30 days from the receipt of the letter - not even thinkable, let alone do-able, today.
