a) Apply any state law you like.  I'm not aware of any state laws that would prohibit such a transfer, but if there is one, please share it.  Otherwise, you can assume there is no such prohibition.

b) Assume the POA authorizes such a transfer.

c) Assume no tenancy was specified on the deed.
