Thank you Robert.   I am all too familier with those companies boasting about a 15 minute committment.  Shortcuts now will result in claims later, of that I am sure.

I need business as much as anyone, but as a small independent title agent,  I am ill equipped to "self insure" any transaction that I put through this office.  Rushing things along always results in error and in this business an error could cost you far more than you would have ever earned on the RUSH transaction.
