Where do you go when you have a claim or need a certified copy?  How do you prove you searched the Official Records. What does your website say in the disclaimer?. Will they back you up or simply point to the disclaimer and say they warned you. What will you tell your liability carrier when they ask if you provided your vendor with a disclaimer that warned them you were using a source that says it should not be used for professional research?
