I agree with Robert as to the sufficiency of the release, with all information matching and the intent being present, but that is just my humble opinion. As an examiner, and not an attorney, I would report it and leave it to the attorney or underwriter's opinion. It is their opinion that matters. We just report what is or is not of record and always defer to them. If we do not report, how else would they know about it to have an opinion? The cover sheet may not be part of the legal document, but it became the first page of the recorded document. Opinions and practices vary. All the counties in my area who use cover sheets, consider it the first page, and reference that page number.
