In both Essex South & Essex North there are warnings right on their computer system that Registered Land is best examined at the Registry &, yes, most competent examiners know to obtain a copy of the paper certificate of title. 

There is a bunch of disinformation on the Mid North site.  Their start date on the computer system for Reg Land grantor is "1901".  The actual start date is 2002.  There is also absolutely nothing on the site that gives any information at all that there is a discrepancy between the "View Enc" tab & the "View Cert" tab.  That is what the real problem is. 

In Suffolk Reg Land, it appears that they scanned the certs in directly from the books, because the handwritten marginals are on the certs.  In Mid South (shudder) there are no options to use the "View Cert" tab, because they still haven't gotten around to scanning them into the system, so, a prudent examiner goes into Cambridge & copies what's available.  The cherry on top in Cambridge is that quite a few current owner certificates aren't made up yet, so you're forced to rely on the prior owner cert along with the grantor indices.  Given that the original premise & rationale for Registered Land is that the public should be able to absolutely rely on a Certificate of Title for accuracy of information, these lapses are appalling. 

I am a prudent examiner, so, yes I go to the Registry for my Registered Land information - what bothers me to a great degree is what appears to be the Registries' somewhat casual approach to accuracy when it comes to Registered Land.
