Thank you Patrick.  I actually just had to raise my fees in January by $25.00 to cover increased costs and now this new charge will be an additional burden on the borrower.   I know it's coming, I just need to be able to convince my clients that our fees are still competive.  Always having to justify our fees is the hardest part of our day isn't it?
