Most, if not all, Mass RODs are online & have been for quite a while.  I know that Essex South stopped printing books around 2006. 

For years & years I did equity line searches for local attorneys, who represented local banks.  When online searching became more standardized & easier to use, my business disappeared.  One of the attorneys I did title work for told me that the  banks' bean counters decided that an occasional title claim, balanced against my reasonable fee & his reasonable fee, outweighed the banks' fear of taking a loss.  He also told me that local banks were in savage competition for equity line business & that, to them, every penny counted; thus I could expect to never see that work come back to me &, as it turned out, he was completely correct. 

First, the work went to American companies who could do online searches; then, when it became obvious to everyone that the cost of living was cheaper in India, & salary requirements were therefore lower, the companies that had American worker bees, dropped them & outsourced to a cheaper source of supply.  It's exactly the same concept as  is utlized by Walmart, Target & such.  Goods & services come from the cheapest available source.  It doesn't mean that the work is any good - just that it's very cheap. 

There is absolutely nothing we examiners can do about this phenomenon. 

I started refusing to do any work for Indian companies.  I have been approached by a couple of them; did some work; got tired of the aggravation of working for people who didn't speak English very well & who didn't speak "real estate" at all & kicked them to the curb.  I also realized fairly quickly that they were using my work as a training tool for their employees; & that I was being handed the crap titles that they couldn't do online, or titles that they had no clue how to complete.  My income is down because of my decision, but short term losses, are my gains I believe, in the long run.  I offer terrific service at a reasonable price & I am a local yokel who knows all the ins & outs of the Registries I cover.  Honestly, I can't even imagine any of my clients utilizing some joker who's willing to work for peanuts but who may or may not be there or even in business in ten years, when the claims come due.  Cheap junk is cheap junk & you get what you pay for.
