What restriction will prevent productive use?   And the city WILL intervene and they most certainly do.  Tell me how ANY of these restrictions prevent productive use. 

Grantee shall not erect upon any part of the premises any slaughter house, smith shop, forge furnace, steam engine, brass foundry, nail or other iron factory, any manufacturing of gun powder, glue, varnish, ink, turpentine for tanning, dressing or preparing of skins, hides or leather, or any brewery, distillery, livery stable or buildings for any noxious or dangerous trade or business.  Also not permitted for burial of the dead or cremation of same. Premises may not be used for commercial purposes.
