This will help as it relates to the vetting issue, maybe, but there is nothing here that speaks to best practices as it relates to the actual title search and examination.  Let's not forget that at the end of the day the title agent's role is not only to act as a disbursement agent, etc., but also to offer a policy of title insurance to the consumer.  I guess though we had to start with something.
