New Jersey and Pennsylvania both have "closing service letters" which cost $75.00 and the underwriters get the entire fee.  Both of our underwriters in PA (and one in NJ) require that we use their website to create these letters.  The letters then get a scannable code the lenders can use to verify the authenticity of the letter.  In both states they are an approved pass-through fee to the borrower.  When we get asked about it, we tell them it is a required service of the lender.  It gets bundled into line 1101, not 1104 as it is not technically "title insurance."
