It was a two-owner search. The second separately assessed parcel wasn't part of the open mortgage and was purchased at a later date without a mortgage. The only reason it even became an issue was because of a driveway.
I talked to the client and we've come up with a system so that it won't happen again. Unfortunately my client is only given a name and address from their client with no actual parcel number to search. So from now on when I get to the courthouse, I'm going to call if there are more than one assessed parcels with no specific situs address and are contigious so they are aware of it and decisions will be made before the search is started and extra trips have to be made at my expense.
