Steve, I agree that the notification recording with the Recorder is nice to see, and some lenders have an oddball idea that it needs to be done before they concider the title to be clear. But it would be nice if they could learn to bear in mind that the Clerk of Courts is public record as well. When the confirmation is of record in the Clerks office, that is public notice. I am sure you recall that the notice to the Recorder started in the late 70's. Prior to that, there was no duplicate notice. It is much more important to verify that the foreclosure action was done correctly than to see a notice in the Recorder's office. I don't consider those to be releases in and of themselves. They are just notice in another office of the court determination.
