In your opinion there is nothing called America based or Indian based. In my opinion there is.

If I were buying or selling property in India I would want a professional who actually lived there to  determine if title is clear. Wouldn't you?

 If I were loaning money on Indian real estate I would want a company that was based in India to help me determine if my money was safe. Wouldn't you?

Or would you trust some guy in the US who says he can investigate records in India just by going on the Internet and looking at records Indian officials have recklessly placed there?

 Why do you expect consumers in America to be so careless with our property? It doesn't matter to us where you are from. My cardiologist is from Egypt and I trust him with my life. I don't think I would have trusted him if he told me he wouldn't bother to examine me in person. I look at my property and the records that define them in much the same way.

But I guess that's just my foolish American mindset.
