I’m in Georgia. I’ve used an attorney to lien properties when I was not paid. It’s a Material Man’s (Mechanic's) Lien. You have to do it within 90 days of providing your service. I charge the client attorney’s fees as well. I’ve never had to actually file it. I have the attorney draw it up. Then I send copies to the homeowner, the lender and the person I was contracted by. It gets it paid every time.
