I would like to address this as to WV.  In WV, I can do a search if ordered from a licensed WV attorney but if not, I personally am breaking the law if I do a search not under the direct supervision of an attorney.  I have had many companies that do not care about the law but I can be personally liable for breaking the law.  So, I will not do a title search unless I have a certification on every file from a licensed WV attorney.  I had a company tell me they had their own attorney to certify them.  Now after I have been sued because of them for the unlawful practice of law, I find out their attorney was in NY, they did not tell me the truth and now I am paying for the fees for my defense.  Beware, if you do not have a certification in your hand from a licensed WV attorney, you are breaking the law.  I have also had different companies tell me they put in on their price sheet that any company that orders work from them must provide their own attorney certification and that they would assume no liability.  This is nice but what if they do not?  You are breaking the law, can you take that chance?  If you get sued, will they provide  you with a certificate or pay for your defense?  It is your job to make sure you are in compliance with state law.  One cannot assume our customers are going to be in compliance.  They in most cases want the work as cheapest as they can get it.  The underwriters will usually follow the law but the smaller outfits seldom do.  I love what I do and want to be around for a long time.  Do it right, do it legal.  Be here tomorrow.  Hope this helps.  God Bless
