Alix is right. Everyone has missed something at sometime in their careers as abstractors. The phone rings, someone asks you a question, you're running *Robert Smith* for the millionth time... whatever
This abstractor made you lose face with your client. Do they still trust you based on this mistake? They probably do, but how many more mistakes will it take for them to find someone else. That's the other part of the equation for me.
I am more appalled by the abstractor's insistence on full payment or really any payment at all for the title work done. My policy, not that I've had to use it very often, is that the client gets a free title, an explanation & a heartfelt apology. For my part I breathe a HUGE sigh of relief that the mistake was caught prior to the closing & am happy to eat the price of a title in order to keep a client. It's not like this happens on a regular basis, believe me, but when it has, it's a matter of doing the right thing to help my clients keep their clients so I will have a reason to get out of bed in the morning.
