Well as pathetic as it is...that is exactly what I am doing....over 25 years experience in Title Examination too.  But, on the other hand, without this current customer, I would be starving! The benefit is I do 200 to 250 orders per month. I have other customers that I get $50 for a current owner and $150 for a full search. I may work everyday, but I like the paychecks direct deposited on the 2nd of every month...
