Complaining about your clients does not concern me. However, you appeared to be complaining about the 'requirements'. Would it not be wiser to get a copy of these new guidelines and tailor a specific product to meet them? I am sure your competitors will ne thinking along the same lines.
Since it appears to be a mismatch between your client expectations and what you are producing, then educating your client is part of the job, no? Isn't pointing out that a one owner search does not include easements, but the full search product does 'educating' your client?
The discussion about subsurface rights, while interesting, is irrelevant to the main topic. Anyone using these requirements to do a mineral search should not be in that business segment. Since these guidelines were put out by First American, one can assume they are for writing title insurance products. Any other use would be very foolish.
