If an Owner's Policy is being issued, then a search must cover all known easements and restrictions. That means searching to the original plat or at least 30 years. However, only the current owner's name needs to be reported.
Mineral searches are another story and I would be surprised at anyone requesting that as anything other than a special request. Recorded oil/gas leases against the property I would expect to be searched.
If the requirements do not meet your definition of a 'one owner search', then you need to create and price a product that meets the requirements. No one is forcing you to do a full search for the price of a one owner.
It sounds like your one owner search is only useful for a refinance transaction (or a second mortgage).
