To update this matter. It turns out that there are 3 different parcels with the same address and owner in this jurisdiction. The address no longer appears at all on the county GIS. They are not adjacent parcels. We searched the two non-adjacent parcels that had the same chain of title that we were informed had the requested address. Even if the examiner had been made aware of the other parcel having the same address and owner, it would have incurred a fee for an additional full search and copies since it has an entirely different chain of title. The parcel we were unaware of was purchased years before the two parcels we searched.
I still do not to see how it is reasonable to expect a one hour turnaround time on a full search that is requested after the county offices have closed for the day.
