I'm with Alix on this one.
The only service I offer is supplying clients with title examinations. Anything remedial they have to do themselves.
On my report forms I can't even state that a problem exists - honestly, the wording runs along the lines of *Possible error in description* or *It appears...* or *Query as to ...* I am not an attorney & cannot offer anyone my opinion about a title - it's not legal in Massachusetts & the liability thing that Alix brought up is scary to contemplate. Title fails, because the title company transposed a line or two off of the description YOU provided to them & then when it all falls out, you are in the worst kind of situation to be in. Let them do the work they are supposed to do.
