Unless you are an actual title company, you are skating on VERY thin ice. If you are an abstractor (as am I), the answer is simple and straightforward: We provide information ONLY -- it is not within our job parameters to perfect title. That is the job of a title company (with insurance to match). We provide all the information available, but it is not our job to fix problems of any kind. I will, of course, make suggestions and recommendations when dealing with an obviously clueless client, but I always make sure they understand that it is my OPINION only and I cannot actually officially recommend anything. And I will CERTAINLY never write a legal description.
If this client is threatening to dump you because of this, then so be it. The liability isn't worth it.
