One of my fellow VM's in Wisconsin graciously sent me a complete rundown of the bruhaha (sp?) that is happening in WI. There is indeed controversy and no one seems to have an answer. The issue has come to a head over easements. "...the State Insurance Commissioner ruled on Tuesday the 24th that the use of blanket exceptions on a policy is illegal. You can no longer state "any easements or restrictions of record", if it is of record you must show it because that is what the consumer is paying for."
Talk about opening a can of worms. I hope some bureaucratic weiner in Michigan doesn't get wind of this. How in the world can we find an easement that was created in 1930 but wasn't recorded until 1980, and yes, that happened here! We ONLY have grantee/grantor abilities for the most part.
And thank you to both Bill and Jackie for the excellent information you provided me!
