I love it..Similar situation with an attorney yelling at us for "missing" a deed in the chain. He is telling me the deed does exist, "It's right here in my hand". I reply with, "What is the book and page on the deed in your hand?"

 Suddenly the other end of the line is surprisingly quiet. Abstractor 1 - Obnoxious lawyer 0.
