I know for a fact Alix has some solid experience making this disclaimer. It's a great way of putting it.
I tell clients that, unfortunately, due to ethical restrictions on the practice of law, I would need to be an attorney and you would need to be my client for me to advise you on that matter. It's simply not something abstractors are in the business of doing, and anyone who is telling you they can do it is either misrepresenting what they CAN do or committing a serious breach of the law in their jurisdiction by imitating an attorney. Then I try to make a joke about being bilked by lawyers that's tone-appropriate, clients eat that up, but suggest that's the reason they get paid the big bucks and your property report only cost $35.
