You are all blind. Outsourcing is happening. I have well over 30 years experience in the title business and it has changed drastically. Online access has hurt everyone. Local title personal are being bumped out from outsourcing as well has national vendors doing work in house. Large corporations are outsourcing and have for years. Example state of Maryland is free, why pay some grossly inflated title price, when can be done in house.
Eventually you will be able to enter an address or map number into the online access and everything will show up on that property. This is fact and happening. I quoted around 10 years from now when this will really take place.
Banks and Mortgage companies are looking for ways to attract clients and no closing costs is a huge lure. Most of the properties in the US have already been researched and a full title is consisting of a 2-owner search.
Once upon a time we used to receive $100 for a current owner, now what are we receiving. Look at decline in pricing, what' causing this? OUTSOURCING.
Jump off the cliff or don't, but times are changing for the title industry.
