Yes....Maryland is free online, but where do I get one of those fancy magic printers that have unlimited toner and paper? It still cost me to print!
You want to defend the client by saying look at it through their eyes, but they don't want to do the same for us. We are very much aware of the foolishness of outsourcing to save a buck. Those that trust that work to be accurate do not care about the buyer. Until I am forced out, I cannot give my work away.
I have found that a lot of title companies have no idea what is and isn't available from state to state and county to county, therefore they trust any abstractor that says they can do the work. Nor do they know how to abstract, so they won't find out its incorrect until it's to late for that poor buyer.
There are quite a few thing here in Maryland that are not online and do not say so in the website disclaimer. There are things I would not know today if I had not started in land records learning from older abstractors 20 years ago. Some of these things still apply. I guarantee there have been many missed federal tax liens, subordination agreements and assignments because they don't know these quirks. I know! I have been asked to clean up the mess. I do what I can with in reason to continue to make a living abstracting, but I will not contribute to our downfall.
