There are a couple of reasons I turn down commercial title searches. The first is that I am a one person company & commercial work, when it turns ugly & complicated, can chew up too much of my time. I recently passed on a large search & handed it off to a friend of mine who had the time to take it on. It took her a month of steady effort to complete the title & there's more to do. The back chain involved something like 6 or 7 full titles all owed by a series of interlocking companies. To add to the fun the parcel was both recorded land & registered land. The title was a beast & I can't afford to tell regular clients that their work is on hold while I wrangle endlessly with a project.
The second reason is liability insurance. I have E&O coverage; but sometimes the scope of these projects far exceeds my policy limits. I trust my title work, but prefer not to take on unnecessary risks.
