Many closer are independent of the title company, and many attorneys know which ones are. An independent closer is paid a flat fee from a title agency\company. That closer could end up being at a closing with driving time 4 hours. I have heard of nightmare closing that took 8-10 hours. So yes it is not uncommon for an attorney to make that suggestion when it is an independent closer. However NY Governor Coumo has now past legislation banning that practice. The downfall to that is the independent closer is no longer willing to do closing. The fee paid does not pay for time, gas, and work involved. Love our governor he knows how to close doors on an independent business person. The new legislation now limits the recoding of documents to a $25.00 charge no matter how many documents one records. If you have ever recorded documents in suffolk county you would understand that recorded will walk away from that. The new Efiling system here has many issues, as many title searchers know first hand
