If I was ans an abstractor or a title agency, I would be asking for ALL fees up front just like an appraiser does.

 I never understood why the industry takes the burden of costs with the risk that they'll get burned on their time, material and services.  Like when you go to the grocery store, you wanna eat, you pay for it first.
