I have seen a few title companies handle the potential fee this way. I guess it works, but it seems like a lot of extra work to me. When I prepare documents for a closing, I always make sure they will comply with the recording requirements. But I know from experience that not everybody does.
I'm going to be presenting a CE for the local Realtors in September. I'll keep this in mind as I review the TRID regulations. If I find anything helpful, I'll pass it along.
