What you're doing is already impermissible and inappropriate.
How about confirming those facts prior to finalizing your charges and causing the execution of a settlement statement? Christ, you'd think you can't get on the phone or send an email and discuss those exact details with someone. Only execute settlement statements after the deed into the buyer is completely finalized and you have an original in your possession for recording (or the exact scanned copy you're going to e-record)--this is something you should always be doing in every single instance. Never ask a party to a sale to execute an incorrect, doctored HUD misrepresenting the actual fees, or one with placeholders instead of real numbers.
Make the extra effort to get it right.
