I do not charge extra for that, its part of doing the search. That being said I do make it clear that if they want the exact wording, they need to get the copy. For example a deed with detailed exceptions, I list the exceptions in a general term with etc after that. I certainly don't write out all the legal jargon for mtg or right of way, and I would not right out the legal description of a deed. I have not come across a client that does not understand this.
