Lisa, I think you answered your own question. The "people" who told me were the O&G "Landmen" / Abstractors who ask me or who I've had to explain issues to over the years. But you are correct in that most of those brokers & abstractors are not working these days. Many who are looking at other areas of title to work in, especially since the O&G boom is over. Thus the reason for my comment.
