Mortgage companies do not care about independent abstractors....20 years of Title is online (not to mention Title Plants). They know most 'current owner searches" can be done online. Notice the "Current Owner" searches independents receive is for ownership over 20 years.
They have crunched the numbers. An India company can provide a "current owner" search...the likelyhood of it being bad is worth the chance. Corporations figure this into their equation. If the search is over 20 years, the Indian company hires an "Independent" with E&O. They are only hiring you for that one deed outside of 20 years. If something goes bad, its your E&O, not theirs.
My point is about "independents".
My county has 3 Title Agencies, im not going to go that route. I am an Independent Title Examiner. I run Mortgage Title, Commercial, Cell Searches, ROW, Mineral, O&G, I dont care, 20 years or patent to present...i will run it...
I am a member of NALTEA, NALTA, AAPL, IRWA, etc. I see the same complaints from all of the "Independent Contractors". NALTEA / SOT is the only organization that actually "helps" the Independent but is still lacking supporting them fully. I have seen "Independents" out side the MTG industry post here only to be attacked for their questions.
I think it is time NALTEA/SOT include all independent examiners or independent examiners form their own organizaion, MTG, ROW, Cell, O&G, etc....
I say this because I have worked all the industries, i go back and forth depending on where the work is. This isnt a "Title" gripe its an "independent" gripe. Its about "independents" working together to flow with the tide...
I ask NALTEA/SOT to include all individuals who run title or all of us who run title independently to form our our organization...end or rant..love you all.
So, I ask NALTEA to offer a commercial, Mineral, ROW, or other designation to their certification. This would bring in Independents from other industries and make NALTEA a stronger more robust organization....
