Should I be worried that no one has answered the question?  I can't help but think if it's because they were not aware of the FTL issue etc., therefore not searching them properly.  Or are they aware, but do a improper search anyway to make money? This is a serious issue that affects our industry. I would love to see regulations that protect honest researchers, title companies and consumers against dishonest or unqualified abstractors. Excluding the ones that knowingly hire them to save a buck. You brought it on yourself!  Most people don't even know we exist.  How to we make the public aware of these issues and tell them to look deeper into the title companies practices that they are dealing with. I wonder if the consumer knew what we did would they go with just anyone to do their settlements? Regardless of insurance,  I would not want to have to go through the process of dealing with liens against my property from prior owners.
