Things I need to know that should be clearly explained on a request form:

Type of search - Current owner (+1 or +2), Full - 40 year, 60 year, to developer acquisition? 

Is the search residential or commercial property?

What copies are required? - Source deed only or entire chain? All pages of the deed of trust or just pertinent pages? What do you consider pertinent pages? Copies or abstracts of easements and restrictions? Copy of plat? Judgments? Financing statements? Divorce decrees in chain of title? 

Due date.

Name of person to contact and a phone number to discuss any issues that may arise with search.
