I agree. But I wonder if the trend will continue that the Title Underwriters will allow just a very cursory search of an owner or two, and will just continue to Insure over problems. I had one this week with a serious title problem, and the agent who wrote the last title policy is out of business. No owners policy, and it will cost the sellers to repair the problems.
